This is a property of rare beauty in the neighbourhood of splendid medieval village in the region of Uzès, Languedoc Roussillon, Occitanie, South of France. Built in 1714 on the outskirts of a quiet hamlet, this large Farmhouse consists of several buildings winding around a maze of internal alleys and courtyards. An old stone bridge and a passageway link the buildings together, while the secret areas of the internal courtyards provide their pleasant shade and coolness, once outside the building, the large grounds give a great view over the surroundings and the outstanding scenery beyond. The park is landscaped with large sweeping lawns, dotted with several impressive old trees and small oleander groves. The restoration of the buildings has been carried out by a team of architects who favoured large volumes and plenty of natural light. The whole property exudes simplicity, harmony and serenity. The grounds include a beautiful pool 12m X 4,6m with salt treatment and totally private. This property offers many opportunities to be either a large family home as it is today or it can be divided into 2 or even 4 apartments for rental income. The harmony and serenity of the place stand out!
Description of the buildings
The Mas consists of two buildings, which enclose three charming courtyards. Two entrances permit access: one from the street and the other one from the south garden where the pool is located. The buildings are linked together but could easily be separated.
The first building of 220m² is on 3 levels
Ground floor: Entrance hall 14m², to the right, a hallway with fitted cupboards leads to a shower room 7m². Living room 27m² with a beautiful ancient stone fireplace and on the left is a large fully equipped family kitchen 28m² with a huge stone fireplace, fitted worktops and a central island. The dining area can accommodate a large table for 10 guests. Music room 18m ² and a corridor linking the two buildings. The music room’s beautiful metal staircase leads to the 1st floor.
First floor: A landing from which you can either go to the TV area 7m² - situated on the mezzanine above the music room – or to the billiard room 24m². On the left is a large corridor 12m² opening onto a bedroom 13m² and a bathroom 8m². A staircase leads to second floor.
Second floor: From the landing there are 2 bedrooms: 15m² and 29m² and an office 8m², which could easily be converted into a further bathroom.
The second building 230m²
This is mainly on one level but at times has a few steps leading down to the next room, which explains why this building is linked at one end to the main building’s first floor and at the other end to its ground floor.
Currently this area is used as a design studio, so it is laid out as a suite of rooms with wide-open spaces, all linked to each either. It would be easy to restore this to living accommodation and by adding some further bathrooms.
In the courtyard, on the left of the large entrance porch, a stone staircase leading up to a balcony where on the right hand side is the old stone bridge leading to the main building, facing towards the entrance door of the second building. The entrance hall 9m² with large windows, then a suite of adjoining rooms 17m², 49m², 58m² et 44m ², bathroom 7m² and 2 more bedrooms: a smaller one with mezzanine 12m² and 4m² and a large one 20m ² with a wonderful corner fireplace. A corridor connecting this set of rooms to the first building’s ground floor while the old stone bridge links the balcony of the entrance hall with the second floor of the main building.
Several cellars are used as storage rooms.
A covered terrace in the south garden serves as an outside dining area.
Pool 12m x 4,6m with salt treatment, and security cover
Three lovely cobbled courtyards are enclosed within the buildings’ walls: the entrance courtyard, the side yard and the yard with a fig tree. They offer a continuum of private areas with a beautiful interplay of arches. They provide lots of light as well as shade and their coolness in summer is very welcoming. The courtyard with the fig tree located next to the kitchen, is used as a summer dining room. The 5950m² park extends south and east of the property. Landscaped in both a sober and sophisticated style, it allows you to enjoy the magnificent views. Lawns dominate with their splendid old trees, small groves of oleander and some bushes or shrubs trimmed in elegant topiaries. The car park can accommodate up to twenty cars. An automatic watering system is installed.
The property is in good condition and is well maintained. Some work to bring it up to date could be considered. There is oil central heating, remote-controlled gate and an alarm.
A property to fall in love with that has many strings to its bow!
